The Project Manager owns projects from award through close-out — schedule, budget, quality, safety, and client relationships. You lead a team of coordinators, superintendents, and self-perform trade crews, keep public-work compliance airtight, and are ultimately accountable for delivering each project on time, on budget, and to standard. This is a role for an experienced construction PM who can run multiple occupied-rehab projects at once and thrive in a fast-growing company.

• Project ownership — own the full lifecycle of assigned projects — planning, buyout, execution, and close-out — and be accountable for schedule, budget, quality, and safety.
• Scheduling — develop and maintain project schedules and look-aheads; sequence self-perform trades and subcontractors to keep the field productive.
• Budget & cost control — manage project budgets, buyout, change orders, and pay applications; forecast costs and protect margin.
• Team leadership — lead superintendents, coordinators, and self-perform crews; set expectations, remove roadblocks, and hold the team accountable.
• Client & owner management — serve as the primary point of contact for owners, GCs, architects, and agencies (NYCHA, DASNY); run meetings and keep stakeholders informed.
• Coordination — oversee submittals, RFIs, procurement, and long-lead items (including in-house fabrication); keep approvals from stalling the schedule.
• Compliance & safety — enforce site safety and ensure prevailing-wage, certified-payroll, permit, and close-out requirements are met on public work.
• Systems — keep JobTread current as the single source of truth for schedule, budget, documentation, and field reporting.
• Occupied-rehab delivery — manage the sensitivities of working in occupied buildings — resident communication, phasing, and minimizing disruption.

The Project Coordinator is the organizational backbone of our project teams. Working alongside our Project Managers and Superintendents, you keep the paperwork, communication, and tracking flowing so the field can build without administrative bottlenecks. You will own document control, submittals and RFIs, procurement and delivery tracking, subcontractor and vendor coordination, and compliance paperwork — while keeping JobTread current as the single source of truth. This is a high-impact role for someone who is detail-obsessed, calm under pressure, and energized by keeping many moving parts in sync.

• Document control — maintain contracts, drawings, submittals, RFIs, change orders, and daily reports in JobTread; keep the current set of documents accurate and accessible to the field.
• Submittals & RFIs — log, route, and track submittals and RFIs; follow up with architects, engineers, GCs, and vendors to keep approvals from stalling the schedule.
• Procurement & deliveries — issue purchase orders, track material and long-lead item deliveries (including in-house millwork, cabinet, and stone fabrication), and flag delays before they hit the field.
• Subcontractor & vendor coordination — collect and track certificates of insurance, subcontractor agreements, W-9s, and lien waivers; schedule subs and vendors and confirm site readiness.
• Compliance & public-work paperwork — prepare and track certified payroll and prevailing-wage documentation, permits, and close-out packages for public work (NYCHA, DASNY, and NYS-registered projects).
• Scheduling support — assist the PM in maintaining project schedules, updating look-aheads, and tracking milestones and punch-list completion.
• Cost & budget tracking — help track budgets, commitments, and change orders; assist with pay applications and reconcile costs against JobTread.
• Communication — serve as a communication hub between the office, the field, owners, and residents; distribute meeting minutes and keep stakeholders informed on occupied-unit work.
• Documentation & close-out — organize photo documentation, daily logs, and progress reports; assemble owner and warranty close-out documentation at project completion.
• Automation & efficiency — identify and lead specific automation and efficiency projects — streamlining workflows, templates, and reporting in JobTread to reduce manual work and save the team time.

Rehab and Design is a self-perform contractor doing multifamily and public-housing rehabilitation across the NYC metro area, largely in occupied buildings. We are hiring skilled Carpenters to perform rough and finish carpentry on kitchen, bath, and unit renovations — working cleanly and respectfully in buildings where residents remain in place.

• perform rough and finish carpentry: framing, blocking, furring, drywall/sheetrock, doors, frames, hardware, trim, and base.
• install cabinets, countertops, millwork, and shelving — including our in-house fabricated millwork and cabinetry.
• read and work from plans, shop drawings, and specifications; lay out and measure accurately.
• perform demolition and prep as needed and keep occupied work areas clean, safe, and protected.
• safely operate hand and power tools; maintain tools and equipment in good condition.
• work to punch-list quality standards and support the schedule set by the superintendent.

Rehab and Design is a self-perform contractor renovating multifamily and public-housing units across the NYC metro area, largely in occupied buildings. We are hiring experienced Tile Setters to install floor and wall tile in kitchens and bathrooms to a high, durable standard — including proper substrate prep and waterproofing.

• prepare and level substrates; install backer board and waterproofing/membrane systems in wet areas.
• lay out, cut, and set floor and wall tile — ceramic, porcelain, and stone — with correct patterns, spacing, and slopes.
• mix and apply thinset and mortar; grout, seal, and caulk to a clean finished result.
• install metallic trim, edge profiles, and transition strips to a clean, straight finish.
• read plans and finish schedules and confirm tile layout with the foreman before setting.
• operate wet saws and tile tools safely; maintain tools and equipment.
• keep occupied work areas clean, protected, and safe; work to punch-list quality standards.

We are hiring skilled Painters/Plasterers to prep, patch, plaster, and paint interior surfaces to a clean, uniform finish — working neatly and considerately around residents.

• prepare surfaces: scrape, sand, patch, and repair walls and ceilings; skim-coat and plaster to a smooth finish.
• tape, spackle, and finish drywall joints; feather and blend repairs into existing surfaces.
• prime and apply paint and coatings by brush, roller, and sprayer to a uniform, professional finish.
